 Tip 1. Be correctly prepared...

Don't think for a minute that approaching a builder is any different to attending a job interview.

To achieve the best outcome, both parties need to give the best representation of themselves. Surely you do not want the most ideal builder to slip through your fingertips as you have failed to convince them that you are their ideal client. An uninterested builder is likely to refuse the job or be expensive. 

As a homeowner, the best way to be prepared and impress is to be absolutely clear about your idea. Presenting professional drawings and 3D visualisations instantly tells the builder you are not a timewaster, and that you are serious and dedicated to your project. 

 Tip 2. Get the right price... 

How do you know you're getting a good price?

The best method is to compare three to four quotes for your project. Avoid obtaining your quotes based on a verbal brief from yourself as there are so many different variables. Even for the smallest of projects, it will be unclear what each builder has allowed for. Give copies of the drawings to each builder, tell them that only 3-4 parties are invited to quote and that they have a realistic chance of winning the commission.

Get stuck in and do your homework; this is one of the most expensive purchases you will make.
