My client felt that their loft had potential for development. They were looking to gain additional living space including a bedroom with a Juliet balcony which overlooked the stunning views to the front of the property.
Also, they wanted a better staircase layout in the hallway and not to lose any bedrooms for the new stairs enabling access to the attic rooms. Not knowing if their ideas could work and what repercussions they would have, I was commissioned straight away.
I liaised closely with them whilst working on their ideas and, within two weeks, I presented two completely different designs that both complied with Building Regulations.
Design A. complied with permitted development guidelines and kept the main structure of the house as it was, using the existing layout as an advantage by partitioning rooms. To meet statutory requirements, a small window was squeezed above an existing roof in the bedroom. With a 3D visual view looking from the entrance, I was able to make the client aware that a low ceiling was required to accommodate the new stairs layout.
Design B. required local authority planning permission and had a side dormer which allowed a front bedroom with the Juliet balcony that they wished for.
For approximate costs, the client is currently showing both designs to builders and, from this, plans to choose one design to build.
